HOW CAN I GET PRE-APPROVED FOR A HOME LOAN?

You can work with any local lender to get pre-approved for a home loan or, if you own your own land, you can get a construction loan. We recommend that you obtain several quotes during your pre-approval process to ensure that you receive the most competitive rate and discuss the options for home loan vs. a construction loan.

DO YOU ONLY BUILD SINGLE-FAMILY HOMES?

Yes, Embarq Signature Homes specializes in custom single-family, ranch, 1.5-story and two-story homes.

IF I HAVE MY OWN LAND, HOW DO I CHOOSE A FLOOR PLAN?

You’ll work with the Embarq team to select a floor plan from our carefully designed collection, or we can help you design a custom plan that meets your specific needs. We have a selection of ranch, 1.5 story, and two-story plans to choose from – all featuring a variety of bed and bath combinations and square feet ranges.

WHAT STYLES OF HOMES DO YOU OFFER?

We have a variety of options as well as the opportunity to design a custom floor plan. The style truly depends on you, the homebuyer, and what you want to see in your home. From various siding, stone, and exterior components to flooring, countertops, and custom room finishes, the sky is the limit at Embarq. Our team has the knowledge and experience to create your home the way you want.

HOW LONG DOES IT TAKE TO BUILD MY HOME?

Every home is different depending on layout, features, and finishes. Our goal is to complete homes within approximately 6 months of breaking ground, but there are many factors that can come into play. We will discuss these at our meeting and will transparently communicate throughout the build process.

Embarq Signature Homes can build anywhere throughout Central Iowa. You can choose from one of our premier lots throughout various locations, or you can begin the homebuilding process with your own lot. Our team is here to help you find the perfect lot for your home.

We will discuss your visions for your new custom home, both plans and design aspects, the location and specifics of your lot, your timeline, our estimated timeline and our collective goals.

Bring your ideas, inspiration, and enthusiasm. Be prepared to discuss the budget, payment process, materials, timeframes, and expectations. Discussing these items will allow us to have an open and honest dialog from start to finish.

WHAT DOES YOUR WARRANTY PROGRAM LOOK LIKE?

Every client will have their own warranty portal where various items will be outlined in detail. This is discussed in further our initial meeting as well as closing meetings.
